Project Summary

The Renaissance at Park Place South Apartments is a four-story, wood-framed
building, constructed circa 2003. The exterior facade of the building is clad
with a combination of brick masonry veneer and fiber-cement board lap siding
with wood trim. The project began as a replacement of exterior finishes and a
waterproofing system but quickly evolved into a large framing replacement
project due to the long-term effects of water infiltration. As damaged lumber
was encountered, United replaced the exterior OSB sheathing, vertical wall
framing, window headers, perimeter RIM board, and subfloor at the interior.
Following the completion of the structural repairs, United installed a new Tyvek
and flashing system at 100% of the exterior wall. New windows were installed
at various locations while existing windows were resealed internally with a
flowable silicone. Finally, new brick and cement siding was installed in a color
scheme selected by the owner.
